A Day in the Life: Spring Recap

On this, the last day of Spring 2022, I thought it would be a good time to recap the last few months in the life of our STR business. They have been filled with travel, change, new projects and plans!

The Spring season in Kentucky kicked off with the surprising news that the buildings where I've hosted on Airbnb through arbitrage for nearly 4 years would be sold. Over the years, my team and I hosted thousands of happy travelers there in downtown Lexington! We survived the Covid crash of 2020, what felt like 50 ice storms, a constantly evolving STR landscape, and ultimately learned how to operate a high quality hospitality company. I’m so grateful for these last amazing years with those units and all the experience I gained in scaling and building a team!

Meanwhile in Indianapolis, Jesse completed a renovation of a beautiful historic home in downtown Indianapolis with his brother Jordan and the house has been thriving! This is Jordan’s first venture into the STR world and Jesse’s 8th to list. It’s now available to book on Airbnb.

In other BNB news, we officially integrated all of our Short Term Rentals with a third party, dynamic pricing tool called Price Labs. We’ve already seen a huge return on the investment of time to set it up and the monthly fee it costs. We’ll be sharing more about optimizing pricing here in the future!  

We took a quick sabbatical road trip to Savannah to watch gigantic barges float down the river and we meandered along shaded paths (as you do in Savannah). Then to Gatlinburg for hiking, adventures with my brothers and Jesse’s inaugural trip to Dollywood. We drank coffee by the stream and saw a bear. It was the perfect blend of exploration, relaxation and fun! 

During the road trip, I made the decision to sell my first ever, most beloved house in downtown Lexington on Fourth Street! It was quite an emotional decision for me as that house helped me get my start in so many areas of life. Once listed, it went into contract right away and we plan to close in the next couple of weeks.

The Sweetwater Lake House reopened for the season and we’ve enjoyed spending time with friends and family there on weekends. I’m working hard to develop my lake life skills and swimsuit collection.

Jesse finally got Covid but swears he didn’t (don’t worry, he was naturally quarantined by virtue of not being able to move). We made it back to premarital counseling. Yay! We just spent the weekend in Lexington volunteering at the Walk for Common Good and celebrating my Dad over some monkey bread.

I’ve continued helping new hosts launch their first Short Term Rental through Airbnb’s Superhost Ambassador Program. We launched our first website and I am now deep in the process of designing my Real Estate Investment course and eventual coaching offer.

We also worked feverishly to list my current home in Lexington on Airbnb for the month of July while we travel. YES it is possible to list your own space, but it did take some planning. Jesse and I have committed to spending one full month in the same city for the first time ever. We’ve chosen Naples, FL, which is equally new to both of us. Jesse will be finishing three more renovations and I’ll be completing my coaching course.
