First Steps for New Hosts

One of the most frequent questions I receive from new hosts is “How do I start?” This is a big question with layers of answers but I thought I’d take a shot at it in this blog post. Here are the BASIC steps to take as you get started with your first Airbnb.

Rules and regulations. Each region and local municipality has its own set of rules when it comes to Short Term Rentals. The first thing you should do is familiarize yourself with laws in your area. I recommend that you do a simple google search to find out what guidelines may apply in your city. Airbnb has also published a resource with information about hosting regulations—regulations by specific region are listed at the bottom of the article. 

Furnishing. Now it’s time to furnish your place. Airbnb requires that each space be furnished and include a basic level of amenities such as towels and sheets. Take the guesswork out of furnishing your first place so that you can focus on the decor!

Cleaning. The ability to wow guests with a sparkling clean home is the core of a thriving Airbnb business! Most of our day to day efforts are spent keeping our spaces spotlessly clean, clutter-free and inviting. When I first started, I cleaned one home myself and developed a process for cleaning efficiently and completely during the window I had available between guests. As my business grew, I hired teams to clean. Today, there are many professional housekeeping companies that specialize in Short Term Rentals. You can find housekeepers by joining Facebook groups local to your area or through apps such as Turnover BNB. However you hire and however experienced the team may be, I recommend that you utilize a checklist that documents shared expectations so that everyone is on the same page! As you hire, it’s important to share clear and detailed expectations from the start. 

Photography. Once you have furnished, decorated and cleaned your space, it’s time to capture incredible photos! Photos are the most important aspect of your Airbnb listing. I highly recommend hiring a professional real estate photographer because photos can make or break a listing. Listing on Airbnb. Now it’s your chance to fully describe your space to guests through your listing. Although Airbnb charges hosts 3% of each booked reservation before sending the Host’s payout, there is no charge to post a listing. It’s important to review your settings such as Instant Book, the calendar, cancellation policy, and additional fees when it’s time to Publish your listing.
